The Pass – Mixed-Use Development

A Place to Gather and Grow

LaBella provided design and architectural services for The Pass, a mixed-use development in the NoDa area of Charlotte, North Carolina. The Pass will include 260,000+ square feet of creative office and retail space, along with upscale multi-family units. The project is located directly on the light rail at Sugar Creek Station. The adaptive reuse nature of the project places an emphasis on preserving the character and architectural features of the original buildings, while thoughtfully modernizing the site.

The Pass is the place to gather and to grow. The overpass pulses through the heart of the project, bringing energy and life to the surrounding area. The Pass positions itself between the historical arts district of NoDa and the up-and-coming Sugar Creek community, providing a place for growth and personality.

Pass41 is the first phase of The Pass and will incorporate creative office and retail uses throughout. Pass41 is envisioned as the epicenter of the project, with a heavy concentration on engaging the community through placemaking, plentiful green space, and public art displays.

The Pass Receives 2025 City of Charlotte Urban Design Award

Hosted by the City of Charlotte Urban Design Center and the University of North Carolina at Charlotte’s David R. Ravin School of Architecture, the Urban Design Awards celebrate great urban design in Charlotte, North Carolina, and recognize those investing in the City’s future through their urban design work.

On October 23, 2025, LaBella was proud to accept the 2025 Urban Design Award in the Great Development Near Transit category for The Pass, a mixed-use development in Charlotte’s NoDa neighborhood.
