Historic World-Class Development for Pawtucket

LaBella is providing programming, master planning, and full architectural services for Tidewater Landing, a stadium-anchored, mixed-use development that will be the largest economic development project in the history of Pawtucket, Rhode Island, transforming the city’s waterfront with hundreds of thousands of square feet of new residential and retail development.

Located along the Seekonk River, Tidewater Landing features a precast parking deck wrapped with two multi-family buildings, each containing 300 units. This mixed-use development also includes Centreville Bank Stadium—a 10,500-seat USL Championship League soccer stadium, an indoor events center for amateur sports, a hotel, a food hall, retail shops, parking garages, and a public plaza that serves as a connection between the various buildings and the river.

Centreville Bank Stadium is a state-of-the-art, 10,500-seat venue and home to Rhode Island FC of USL Championship soccer. As Rhode Island’s first soccer-specific stadium, it has attracted more sports and entertainment events to Pawtucket. In June 2025, the stadium proudly hosted the 2025 Major League Rugby Championship. This sustainable facility features all-LED lighting, advanced stormwater management, and comprehensive energy efficiency programs.
